What is a home warranty?

A home warranty is a one-year service contract that covers the repair and/or replacement of a home’s major systems and appliances. However, not all appliances or items in a home are covered. A review of your home warranty contract is recommended so that you know what is covered and what is not.

A Fidelity National Home Warranty can be customized to fit your needs. For example, the buyer can add various options to the basic plans. Options for additional coverage include such items as the kitchen refrigerator, washer/dryer, outdoor spa or pool, well pump, septic pumping, etc. Our prices start at $275 for a basic package and go up depending on what additional options you choose.

How does Fidelity National Home Warranty benefit buyers in the Santa Clarita Valley?

Lastly, buyers get immediate coverage at the close of escrow. There is no 30-day waiting period for homes going through a real estate transaction, and coverage is renewable year after year.

Yes! When the buyer’s home warranty is ordered at the time of the listing, seller’s coverage can be ordered as well, protecting the seller during the listing period. Seller’s coverage and the buyer’s home warranty plan are both paid for, usually by the seller or buyer, at the close of escrow. No money is collected up front, and there is no obligation if the house does not sell. It also reduces after-sale hassles for the seller since the new homeowner will call us when a covered system or appliance breaks down.

Placing a sign rider on the property stating that the home is covered by a FNHW Home Warranty shows prospective buyers that they do not have to worry about the major systems and appliances—a clear advantage to the new homeowner!
